The Sea Island Home Watch Comprehensive Checklist

Your home is your sanctuary. When you are away, our objective is to keep it that way with our systematic, multi-point inspection process.

🛡️ Exterior Perimeter & Security

• Security Check: Inspect all doors, windows, and sliders to make sure they are locked and there are no signs of forced entry.

• Visual Structure Scan: Check for roof damage, siding issues (crucial after Lowcountry thunderstorms).

• Pest Activity: Look for signs of termites, palmetto bugs, or wasps’ nests.

• Mail & Packages: Remove junk mail, flyers, and packages to maintain a "lived-in" appearance.

• Landscape & Irrigation: Confirm the yard is being maintained and look for broken sprinkler heads or "pooling" water.

💧 Interior Plumbing & Moisture Control

• The "Flush & Run" Routine: Flush all toilets and run faucets/showers to prevent traps from drying out and sewer gases from entering.

• Leak Detection: Check under every sink, around the base of toilets, and near the water heater for signs of slow leaks.

• Appliance Check: Inspect the dishwasher and washing machine for standing water.

• Moisture Monitoring: Check ceilings and walls for water stains or signs of mold/mildew (essential for our SC humidity).

🌡️ Systems & Environment

• HVAC Audit: Confirm the AC is running and set to the proper "away" temperature and humidity level to prevent mold growth.

• Electrical Scan: Check the circuit breaker for any tripped switches; check that the refrigerator and freezer are powered and cooling.

• Smoke Detectors: Check for the "low battery" chirp and identify which smoke detector for report.

• For Our Contracted Clients: While our standard Home Watch keeps your property consistent, we also offer an Optional Storm Response Add-On.

• Structure: Handled as a separate, stand-alone agreement for maximum transparency.

• Pricing: Billed as an on-demand, per-visit fee separate from your monthly package.
